256-UNIT MIXED-USE DEVELOPMENT IS PLANNED ALONG FEDERAL HIGHWAY IN POMPANO BEACH

256-UNIT MIXED-USE DEVELOPMENT IN POMPANO BEACH: A new large-scale, mixed-use project, called Soleste Pompano, is being planned for a currently vacant 1.95 net-acre site at 208 N. Federal Highway in Pompano Beach, one block north of Atlantic Boulevard.

According to plans submitted to the City by the developer, Estate Investments Group, LLC, the project consists of a modern 8-story building that includes 256 residential units, 4,000-5,000 square feet of street-facing retail/commercial space, an interior parking garage, a ground-floor pool area, private terraces, a dog park and other amenities.

The project site is a collection of eight contiguous parcels on the east side of Federal Highway, just north of the old Kraeer Funeral Home, which presently sits vacant.

The ground floor of Soleste Pompano would include eight one- and two-bedroom live/work units ranging from 590 to 800 square feet. The upper floors would have a mix of studios (460-480 square feet), one-bedroom units (570-600 square feet), one-bedroom units with a den (700 square feet) and two-bedroom units (800-850 square feet).

A total of 310 parking spaces are proposed, with a portion of the parking provided as tandem parking to be managed by a valet service. Each tandem parking space would belong to the same dwelling unit.

A conceptual site plan shows that there would be one vehicular access point on NE 4th Street to the north, and two vehicular access points on NE 22nd Avenue to the east. The main lobby of the building would front Federal Highway. There would be pedestrian access points into the development from Federal Highway, but no vehicular access.

The Soleste Pompano project is currently going through the City’s review process.
