POMPANO BEACH A1A CONSTRUCTION: Three new residential developments are in the works for sites north of the Pompano Beach Pier, between A1A and the Intracoastal, and NE 4th Street and NE 5th Street. The projects are currently going through the initial stages of the City’s review process.

A project tentatively called Pompano Beach Residences is planned for a 0.14-acre site at 3228 NE 5th Street, just north of the Parliament House. It consists of seven condominiums – one unit per floor – above a parking garage.

A typical floor plan shows the proposed units will be approximately 2,000 square feet and will include two bedrooms and two baths, plus a 232 square-foot balcony. Plans for the building also show a 523-square-foot upstairs clubroom with a 1,154-square-foot terrace.

Current zoning of the property allows for six residential units. The developer is requesting rezoning approval from the City to allow for the proposed seven residential units.

The application for rezoning was reviewed by the city’s Development Review Committee (DRC) on Nov. 6. Based on staff comments, the project requires revisions and will need to be resubmitted for another review by the DRC before it can proceed to the Planning and Zoning Board and City Commission for consideration.

A little further to the east, a project called The Wave Residences, consisting of a 12-story building with 10 residential units, is planned for a 0.24-acre site at 499 N. Ocean Blvd., on the southwest corner of A1A and NE 5th Street.

The floor area of each of the proposed units would be approximately 3,000 square feet.

This Pompano Beach A1A construction project has been reviewed by the DRC, and will require several variances in order to be built, which the developer is discussing with City staff. The developer will have to apply for the variances.

The site plan still needs to be approved by the DRC, and the building design will need to be submitted to the Architectural Appearance Committee for review.

Riverside Residences, a 10-story building with 42 two-bedroom condominiums, is being proposed for a 1.09-acre site at 407 and 419 N. Riverside Drive. The lot at #407 is vacant, but the lot immediately north of it, at #419, is where the existing Stratford Apartments are located.

According to city planners, the developer’s approach toward the treatment of the Stratford Apartments is not known, but the site plan depicts new development on both lots.

Proposed amenities include a pool, terrace, covered deck area and cabanas fronting the Intracoastal.

The project was reviewed by the DRC on October 2, and will be resubmitted for a second DRC meeting, but a resubmittal date is not known at this time.
