Pompano! Magazine takes a comprehensive look at the major Pompano Beach construction and redevelopment projects just completed, currently underway or soon to begin. (Part 2)

POMPANO BEACH CONSTRUCTION: Last week, we decided to take a look at the various Pompano Beach construction and re-development projects that have recently been completed, are soon to be completed or will be getting started shortly. With so much going on, we thought it would be a good time to take a look at the projects that are changing the face of Pompano Beach.
When we started to try to wrap our arms around those projects, we realized that one article would not suffice at all. Instead, we realized to write a comprehensive guide to the redevelopment projects in Pompano Beach would require a lot of writing (and reading). That idea for one article has turned into a multi-part series. This week, in part two, we’ll look at some of the big projects on Federal Highway.
PART TWO: FEDERAL HIGHWAY
There’s always something going up or coming down along Federal Highway in Pompano Beach. There have been plenty of new store openings. We got our own LA Fitness. We will soon have our own Aldi (click here for details) and a new Hampton Inn opened up recently.
Our primary focus, however, is on the bigger residential oriented projects along Federal Highway that are making a big impact.
Some of the first big residential Pompano Beach construction projects during the current wave of development started on Federal Highway before other parts of the city.
Two of the bigger projects sit on the south and north ends of the city.
Avana Bayview Apartments
These apartments opened over two years ago offering an upscale community on the Fort Lauderdale-Pompano Beach border (631 Federal Hwy in Pompano Beach, south of McNab Rd.). 1 to 3 bedroom apartments rent for $1,400 to $2,200 per month. Avana Bayview is a fairly large complex with 4-5 story buildings and is set back from the main street, so you may not have noticed them when you drove by.
You’ve probably noticed Overlook Pointe, located on the other end of Pompano Beach, close to the Deerfield Beach border. ( 4611 N Federal Hwy, Pompano Beach). The 249 unit complex broke ground in 2014, opened in 2016 and features large 6-7 story buildings. One to three bedroom units rent for $1,420 to almost $3,800 a month.
Fairfield at Pompano Beach
Fairfield is one of two major Pompano Beach construction projects, replacing commercial/shopping centers on the west side of N. Federal Highway near the post office. Construction began last year on the 6-story, 327 unit building with one, two and three bedroom apartments with some commercial space available on the ground floor at 601 N. Federal Highway. Demolition of the old commercial center began last spring (2018) and completion is expected in early 2021. Some tenants may be able to move in beginning in late 2020.
Avery Pompano Beach
Just a few blocks over from the Fairfield, the Avery (225 N. Federal Highway) broke ground in 2017 and is currently taking lease The 8-story 144 unit building features 1,2 and 3 bedroom apartments ranging from $1,600 to $2,700. The Avery began renting units last fall, before the building was completed. Tenants have just begun to move into the “upscale community with resort-style amenities and smart-home technology”.
Aquamarina Hidden Harbour
Most of the construction along Federal Highway has brought considerably less debate and questioning from local residents than other development projects throughout the city. The big exception to that is Aquamarina Hidden Harbour, located on the east side of Federal Highway, just north of NE 14th Street Causeway.
The site is currently a boatyard and dry boat storage facility. The owners of the 9-acre property have proposed just over 300 units, likely one and two bedroom rentals. It may also include a restaurant and additional commercial space, possibly for marina-related use. Many neighborhood residents voiced concerns about the project, but so far the city commission seems to be supporting it. Last December, they unanimously approved a land use change that allowed for the developer to build up to fifty units per acre. However, the developer needs to go through the process of rezoning the property, and getting site plan and architectural approvals. This project is still a while away from any ground breaking.
