The developer of Hillsboro Shores, a large-scale mixed-use condominium project planned for two parcels of land between the Intracoastal Waterway and North Ocean Boulevard (A1A), just west of the Hillsboro Inlet Bridge, has begun applying for building permits, according to city officials. The project received site plan approval in 2018.

The Hillsboro Shores development consists of 121 residential units, 5,115 square feet of ground-floor retail space fronting A1A, a marina, 25 boat slips and a public pedestrian promenade.

The two parcels of land, which will be unified and developed as one site containing a single structure, are located at 2507 N. Ocean Boulevard and 2629 N. Riverside Drive. Collectively, they consist of approximately 2.5 acres.

The property is being developed by major New York developer Chetrit Group through its affiliate CG Hillsboro Shores, LLC.

The building will be 10 stories high – a tower element with levels 5-10 will sit above a pedestal containing levels 1-4. The tower is tapered and stepped back from A1A.

The plans include an 8-foot-wide, quarter-mile-long public pedestrian promenade that runs around the perimeter of the property and along the Intracoastal Waterway, with access from the east and west side.

The property is adjacent to two high-rise multi-family buildings – The Waters Edge condominium to the west, and Hillsboro Light Towers to the east – both on North Riverside Drive.

The Hillsboro Shores mixed-use condominium project will feature two- and three-bedroom units ranging from approximately 1,300 square feet to 3,000 square feet. There will be residential units on all 10 levels of the building. The residential units in the pedestal portion of the building will face the Intracoastal.

Amenities for the residents of the building include a pool deck on top of the pedestal portion, a fitness center on the fifth floor, and a private rooftop terrace above the 10th floor.

The building is set back from the A1A right-of-way in order to provide a public open space that can serve as a gathering place. The retail component of the building will include neighborhood-serving uses and will overlook the open space.

The project site has been vacant for over a decade. The parcel at 2507 N. Ocean Blvd. was previously developed as a gas station and a standalone restaurant/bar. The parcel at 2629 N. Riverside Drive consists of a vacant marina and dock space, a vacant 2-story building and parking lot.

The existing marina will remain. Two additional finger piers will be added and the existing seawall and docks will be improved.

Residents of the project, as well as members of the public, will have an opportunity to lease a boat slip in the marina. The condominium building has been designed to allow for public access to the marina.

The 4-story pedestal portion of the building will include an interior parking garage with a total of 335 parking spaces. The ground level will have 23 parking spaces, which will be reserved strictly for public parking. The second level will have 94 parking spaces for the public, visitors and valet parking. The third and fourth levels will each have 109 parking spaces for the residents of the building.

The developer plans to construct a northbound, left-turn lane at the southernmost intersection of North Riverside Drive and A1A that is intended to help alleviate traffic backups at the Hillsboro Inlet Bridge.

The cost of the Hillsboro Shores project is currently estimated at approximately $48 million.
