Plans for a new Publix to fill the vacant anchor space at Shoppers Haven — the retail center located at the southwest corner of North Federal Highway and Sample Road in Pompano Beach — are continuing to move forward. The 52,000-square-foot anchor space was formerly occupied by Winn-Dixie, which closed in 2019.

Christopher Partridge of Partridge Equity Group, which owns and manages Shoppers Haven, said the existing anchor space will be completely demolished, and Publix will build a brand-new structure at the same location. If the necessary approvals are obtained, Publix would also like to add a liquor store adjacent to the grocery store.

The proposed plans for the new Publix at Shoppers Haven have been submitted to the City of Pompano Beach, and are currently going through a review process.

There is already a Publix in Venetian Isle Shopping Center, which is almost directly across from Shoppers Haven, on the opposite side of Federal Highway, in Lighthouse Point. There is also a Publix in The Shoppes At Beacon Light, which is also in Lighthouse Point, and about one mile south of Shoppers Haven.

Partridge said that, for now, Publix’s plan is to keep all three stores open.

Another instance of Publix stores being in such close proximity to one another is in Oakland Park. The Publix at the Northridge Shopping Center, located on the northwest corner of East Commercial Boulevard and Dixie Highway, is directly across the street from another Publix store, which was formerly a Safeway, and before that an Albertsons.

“It’s not uncommon for businesses to establish a strong presence in a particular market by having multiple locations in proximity to each other,” noted Partridge.

In addition to redeveloping the Shoppers Haven grocery store space as a Publix, Partridge Equity Group is proposing to enhance the facades of the entire shopping center “to create a more modern and inviting appearance.” The owner is also proposing to reconfigure the existing parking areas to enhance circulation and accessibility.

The 215,000-square-foot shopping center, which dates to the late 1950s, has not undergone a major renovation in many years.

The Shoppers Haven plans also include adding a six-story multi-family residential building, called Vista Clara Communities at Pompano Beach, to the south end of the property. The proposed residential building would feature up to 250 luxury rental apartments at market rates, according to Partridge.

“It’s something we definitely want to do, but we want to do it when the timing’s right,” said Partridge. “We’re going to allow the market to dictate the need for new market rate apartments; we’ll build it when the need is there.”

Partridge said that, right now, his focus is on renovating the shopping center and getting the Publix opened.

An Outback Steakhouse is currently being built on a Shoppers Haven outparcel along Federal Highway, just south of the Walgreens at Sample Road. Construction got underway last March. The steakhouse Is scheduled to open within the next few weeks, said Partridge.
