124-UNIT MIXED-USE DEVELOPMENT IN POMPANO BEACH

124-UNIT MIXED-USE DEVELOPMENT IN POMPANO BEACH: A new 8-story mixed-use development is being planned for the site of the vacant Kraeer Funeral Home at 200 N. Federal Highway in Pompano Beach. The former funeral home has sat empty for the past four years.

 

According to preliminary plans submitted to the City of Pompano Beach on behalf of Kraeer Funeral Homes Inc., the current property owner, the proposed mixed-use development would consist of one building with 124 residential units and approximately 3,740 square feet of ground-floor commercial space.

 

The 0.85-net-acre project site is located at the northeast corner of Federal Highway and NE 2nd Street, one block north of Atlantic Boulevard.

 

The building’s ground-floor commercial (retail) space would front Federal Highway. The residential component would begin on the ground floor with four townhomes along NE 22nd Avenue, on the east side of the building, and two studios along NE 2nd Street, on the south side of the building. The ground floor would also include a lobby.

 

The upper levels of the building would be a mix of studio, one-bedroom and two-bedroom apartments. The fourth level includes an amenity deck for the residents and their guests.

 

An interior 3-level parking garage with 141 parking spaces is proposed. The site would have one vehicular access point located on NE 2nd Street.

 

The commercial component of the project is intended for the benefit of the building’s residents, passing-by pedestrians, and the surrounding residential developments.

 

A perimeter fence/wall would separate the private development from the adjacent public space along the north and east sides of the property.

 

The proposed project includes pedestrian activity zones with benches and resting areas throughout; security-gated private walkways that connect to the public sidewalk network; and street trees for shade.  

 

The project is in the initial stages of the City’s review process. The project documents show Yuri Gurfel of Pompano Beach as the representative for the land owner.

 

If approved, the project would lie just south of Soleste Pompano Beach, a mixed-use development planned for a currently vacant site at 208 N. Federal Highway. The Soleste Pompano Beach project – which received site plan approval from the Planning and Zoning Board in June – consists of an 8-story building with 253 residential units, 4,000 square feet of street-facing commercial space, and a ground-floor publicly accessible open space with landscaping and seating.
